Hixson's Summer Has Rearranged Itself: A Local's Field Guide to What Changed Since January

If you have lived in Hixson for more than a couple of winters, your mental map of the neighborhood is probably older than you think. The Saturday errand loop, the where-do-we-take-the-cousins default, the corner you drive past without registering. Between late January and mid July of this year, enough of that has quietly shifted that the map is worth redrawing.

The pattern is easy to miss because none of the changes announced themselves as a group. A wholesale club opened on a Friday morning. A flower farm cut its ribbon on a cloudy Saturday. A council member held a coffee meeting. A utility office was greenlit at a corner that has sat empty for years. Read them separately and each is a small headline. Read them together and Hixson's center of gravity has moved.

The January hinge

On January 30, BJ's Wholesale Club opened its first Chattanooga store at 401 Northgate Mall Drive, the sixth BJ's in Tennessee. That is the surface fact. The under-the-surface fact is where the store sits. It occupies the footprint of the former Sears, and it is the first anchor to open on the Northgate parcel in a generation. Hours run 8 a.m. to 9 p.m. Monday through Saturday and 8 a.m. to 8 p.m. Sunday, with optical, tire service, and a gas station on site.

For a decade the Northgate story was subtraction. JCPenney left. Sears left. Burlington relocated. BJ's is the first sentence in a different paragraph, and the sentence is loud enough that it reset how residents drive through that corner. If you have not walked the lot since Christmas, the traffic pattern in and out of Northgate Loop is not the one you remember.

The Northgate question, answered in outline in July

The bigger story arrived quietly in March, when the Chattanooga Industrial Development Board gave final approval to a Tax Increment Financing arrangement to replace Northgate's aging water and sewer systems, an infrastructure fix that had blocked any real redevelopment for years. The TIF is roughly $10.3 million in project cost with an $8.7 million maximum city obligation, reimbursed through future tax revenue at the site.

Then on July 15, CBL Properties presented conceptual thinking at a Friends of Hixson meeting. The picture that emerged is specific enough to plan around, even if the timeline is not. CBL intends to demolish most of the interior of the enclosed mall and rebuild the site as an open-air town center. Six existing structures are staying:

• Belk
• Old Navy
• Ulta
• BJ's
• Culver's
• The former JCPenney building

Everything between them, in the current understanding, comes down. The resolution the City Council passed in January added guardrails that give Hixson residents a real say in what replaces the interior: no more than 25 percent of new construction would be residential, with individually owned condos preferred, plus reserved space for a new Northgate branch of the Chattanooga Public Library, a substantial park or green space, and an outdoor performance venue. Councilman Jeff Davis, who represents the area, has pointed to Ooltewah's Cambridge Square as the reference model residents keep asking for.

If you own a home within a five-minute drive of Northgate Loop, this is the single most important piece of news to hold in your head this year. CBL has said demolition is still roughly three to six years out, so nothing changes tomorrow. What changes today is that the parcel finally has a direction.

The May additions nobody grouped together

Three separate announcements landed within thirty days of each other and got covered as three separate stories. Grouped, they explain more.

On May 1, the Hixson Utility District confirmed a new 21,400-square-foot office at the northwest corner of Thrasher Pike and Hixson Pike, a parcel that has been vacant for years. The building will hold administrative offices and a vehicle maintenance area, with two 2,900-square-foot covered storage structures alongside.

On May 11, Hixson Dental Group finished a remodel and expansion at 1605 Williams Road, pushing the practice past 10,000 square feet with additional operatories.

On May 31, Vanessa Moser opened Moser Manor Farms on Kamin Road, off Hixson Pike, as a you-pick flower farm. Rows of zinnias, sunflowers, lavender, peonies, marigolds, and dahlias, with warm-season and cool-season plantings that keep the farm running from June through November. Open Wednesdays and Fridays, plus the first and third Sunday of each month. Moser's own framing is the useful part: this is a flower farm inside city limits, not a forty-minute drive up Highway 27 or I-75. That is the local knowledge worth writing down. Hixson now has an agritourism stop that does not require leaving Hixson.

Read together, the three May items describe a neighborhood adding functional square footage on both ends of the spectrum at once. Utility infrastructure and a dental practice on the practical end. A flower farm on the leisure end. Nothing here is a gimmick, and none of it required Northgate to be finished first.

A working Saturday, rebuilt from scratch

Below is a rough side-by-side of what a Hixson Saturday used to require versus what it can be built from now, using only the changes since January.

The point of the table is not that Hixson has become self-contained. It is that a handful of the errands and outings that used to leak south into Chattanooga or east toward Hamilton Place can now stay inside the 37343 zip code. That has knock-on effects on how a Saturday feels, and eventually on how homes in the middle of Hixson feel to buyers who value proximity to those errands.

What July 25 puts on the calendar

The Chattanooga Water Lantern Festival is scheduled for July 25 and, importantly, it is a Hixson event rather than a downtown one. If your household has been defaulting to Coolidge Park for summer riverfront programming, this is a nearer alternative worth putting on the fridge. Pair it with the Friday Nightfall concert series running through July at Miller Plaza downtown, and the last Friday and Saturday of the month have a natural rhythm without a big highway push.

Moser Manor Farms is worth pairing with it, too. First and third Sunday openings mean July 27 is a picking day, which is a soft landing after a festival Saturday.

What this actually means if you already live here

The temptation with a post like this is to frame everything as a booster reel. That is not the point. The honest read is more careful.

First, the Northgate redevelopment is a multi-year process, not a next-summer promise. CBL has been candid that demolition is three to six years out, and that the interior plan is still being shaped by public input. Councilman Davis has committed to quarterly town halls to keep that input flowing, and the Friends of Hixson monthly meetings are where the concept renderings actually get shown. If you care about what goes into the middle of the Northgate site, that room is where the decisions get influenced, not the comment section of a news article.

Second, the smaller changes are the ones that already affect your week. BJ's has been open for almost six months. The flower farm has cut season through November. The dental practice's expanded schedule is live. These are not previews. They are the neighborhood as it exists right now, and if you have not updated your habits to include them, you are still living in the January version of Hixson.

Third, the corner at Thrasher Pike and Hixson Pike will look different by the end of the year once the utility office is under construction. That intersection has been a visual placeholder for a long time. Watch it.

None of this reframes Hixson as a place to move to. It reframes Hixson as a place that is worth paying attention to if you already live here, because the errand loop and the Saturday map are no longer what you built them to be five years ago.
